Research. Prior to recommending an opportunity, we carry out in-depth analysis and publish free research notes. Independent opinions and rental estimates for the properties are obtained from agents with no links to the developer and / or development. Full research information can be obtained by registering free of charge.
Creative thinking. By working with a network of partners, we are not tied to any one region, country or property type. Our flexibility and processes enable us to make fast decisions on opportunities we find and we can reserve properties almost immediately.
Independence. We are not tied to any developer, managing agent or mortgage broker. This enables us to recommend the best product and service providers for each investment. We only act for and on behalf of our co-investors.
Transparency. Our fee structure is straightforward and you will always know the exact amount and from whom Kingsbridge International is receiving fees. The rate of discount enjoyed by our co-investors is the same as that obtained by Kingsbridge International.
Professional staff. All our staff are professionally qualified in their area of speciality. These areas include finance, real estate and investment.

In certain areas and in certain price ranges, that is true. Current press reports you may have read typically concentrate on specific markets within the UK. What is equally true is that over the next few years, total returns from property in the UK are unlikely to match those of the last five years. WHAT IS THE MINIMUM INVESTMENT?
The minimum amount of equity required will depend on the individual’s circumstances and eligibility for a mortgage. However, if one was to assume a unit cost of £150,000, we would advise that an investor should typically require a minimum of £22,500 equity i.e. 15% of the purchase price.



WHY SHOULD I USE Kingsbridge International’S PARTNERS FOR FINANCE AND MANAGEMENT?
There is no obligation for you to do so, although we believe this will save you money and time. We have negotiated below market rates for these services and we use the service providers ourselves. This enables us to monitor their performance and to change service providers should it prove necessary.



WHAT FEES DOES Kingsbridge International CHARGE?
We usually charge fees to developers for marketing and research or in some cases we are a partner in the development, in which case that is declared. The amount charged depends on the location and complexity of the investment opportunity, covers all our services such as negotiated group discounts, research material and finders fee. Kingsbridge International and its employees often invest in units and the price Kingsbridge International receives is equal to that of our investors. If we were to charge fees to purchasers, this will of course be declared.

WHAT AREAS DO YOU COVER?
Kingsbridge International adopts a creative proactive approach to property investment. Whilst focusing on the residential sector, we include off plan new build, refurbishment projects and joint venture development schemes within our investment strategy.

We are opportunity led and do not rule out any location. For investors considering overseas markets, higher returns are achievable in some mainland Europe locations than in the U.K. We are currently active in the Czech Republic, Croatian and Bulgarian markets and we are researching opportunities in other Central European markets.




HOW ARE INVESTMENT OPPORTUNITES OFFERED?
No one investor has priority over others and information is released to our entire investor database at the same time. Our web page is updated with areas and projects we are currently researching and we e-mail all registered parties giving notice of a selected opportunity, our research documents and the time and date at which it will be offered.
At that time, it is simply a question of first come first served until all available units have been sold.



HOW IS PERFORMANCE MEASURED?
The financial markets use a number of measures such as return on equity, initial yield, total return, internal rate of return and p/e ratios. Not all of these are relevant, or measurable, in the property market and for those that are, we provide an outline below. WHAT OTHER ACQUISITION COSTS ARE INVOLVED?
For the property itself, the cost is normally divided into a reservation fee, typically of £2-3,000, stage payments of up to 50%, with the balance on completion.
Legal fees. These depend on the lease structure and the nature of the scheme. We will provide an estimate for each individual scheme we recommend.
Mortgage and survey fees. Most UK mortgage advisors will charge between 0.75 and 1.00% of the purchase price for arranging a mortgage. Overseas local mortgage advisers may charge 1-1.5%. In addition, a survey / admin fee in the region of £250 - £300 is sometimes payable.
UK Stamp Duty. This is a government tax payable as a percentage of the purchase price, at the following rates:
£60,001 - £250,000 1.0%
£250,001 - £500,000 3.0%
£500,001 + 4.0%
