Meet with us

We are always keen to meet potential investors to be able to fully understand their objectives and to be able to explain our service.



Provisional funding arrangements
In many cases, we arrange a funding package for each specific opportunity. However, you are also free to choose your own mortgage advisor.

Some developers require evidence of funding being in place prior to an investor reserving a property. Even where this is not the case, we recommend that you make initial enquiries at this stage to establish the best lending package for your individual requirements and the sum that you are able and willing to borrow.



Consider investment opportunities
Our website will keep you updated with current opportunities and will provide you with much of the information required to make your decision. Again, we would be happy to meet you to discuss the options in finer detail.

Our research notes provide a full financial analysis and information on each opportunity we present and these will assist you in determining your estimated monthly cash flows for investments you are considering at this stage.



Retain services of a solicitor

For economies of scale and time saving, we will arrange a solicitor to handle the legal conveyancing. Although a solicitor’s legal services will not be required before reserving a property, it is good practice to appoint one at this stage.

Site visits
We hold an open day on site to enable interested investors to inspect the site and surrounding area and to ask any questions. Alternatively, we would be happy to provide you with all details enabling you to visit independently.



Reserve the property

In the majority of cases, a non-refundable deposit of typically £2,000-3,000 will be required to secure each property and to remove it from the market. This is usually not refundable if the investor does not proceed with the purchase.



Funding arrangements

Having earlier decided on your mortgage provider now is the time to make a formal application and to arrange for the survey to be carried out. It is important to note that such a survey is conducted on behalf of the lender and is not a full structural survey.



Conveyancing
Having reserved the property, you will need to instruct your previously appointed solicitor to carry out a Local Authority search and to review the contract sent from the vendor’s solicitors.



Take up funding
After the survey and background checks have been carried out, you will receive a formal mortgage offer.



Exchange of contract

This typically takes place several weeks after reservation, at which stage the investor will be required to pay a deposit of approximately 10% of the purchase price. It is important to note that this deposit is non refundable.



Managing and letting
Once exchanged, we would recommend that you consider the management and letting options available to you. These will, of course, depend on your investment strategy and the time to practical completion. For each investment opportunity, we research the local market and appoint an independent agent with whom we negotiate reduced group fees but again, you are free to use whichever service providers you prefer.

Even where practical completion is some months away, it is a good idea to appoint a letting agent who will market your property before possession is taken and keep any void period to a minimum. Further, they will advise you as to whether or not your property should be furnished.



Completion

When your investment property is ready for occupation, you will become liable to pay the balance of the purchase price and you will take possession of the unit.
